Project Overview
Green Wall Remediation
The existing living green wall on the side elevation was carefully removed in full. This was replaced with a robust brick-slip façade solution using the Ash & Lacy MechSlip System, delivering both improved fire performance and a high-quality aesthetic in keeping with the original design intent.
Cavity Barrier Installation & Brickwork Alterations
Targeted removal and reinstatement of existing brickwork was undertaken to facilitate the installation of compliant cavity barriers. These were installed at key compartment lines, as well as around all window and door openings. Beneath balcony areas a complete build-up was introduced, incorporating Rockwool insulation, RCM Y-wall sheathing board, EPDM membranes, and cavity barriers to achieve the required fire safety standards.
Balconies & Soffits
Existing balcony structures and soffits were removed and replaced with fire-compliant systems. The new decking utilised MyDek Luxura Board, providing durability and compliance, while soffits were formed using coated aluminium sheets to ensure a clean, long-lasting finish.
Windows, Doors & Thresholds
All window sills and door threshold sills were upgraded to aluminium alternatives, carefully selected to replicate the appearance of the original elements while improving performance and longevity.
Brise Soleil Replacement
Timber brise soleils were replaced with powder-coated aluminium systems, maintaining the architectural character of the building while delivering a non-combustible, low-maintenance solution.
Timber Cladding Replacement
Timber cladding located at the roof terrace and ground floor entrance was removed and replaced with a fire-safe composite cladding system. The new material closely matches the original visual finish while meeting current safety requirements.
Welfare Management
A dedicated welfare compound was established within the courtyard behind 79 Fermoy Road. This included a portable welfare unit, two portable toilets, a 12-yard skip, and a 12-yard storage container. The area also accommodated material storage and was fully secured using Heras fencing with controlled access.
Site Office
The project site office was set up within the building’s fourth-floor conservatory. This space provided a practical and secure working environment, with coded access ensuring controlled entry throughout the duration of the works.
